Rental options

1. Service management option:

For 20 % of gross rent, the company will:
  - advertise the property on their site and other rentals sites;
  - take bookings and payments;
  - arrange the accommodation of the rental guests;
  - provide general support to the guests during their stay.

Notes: Your property will be listed as a Private offer on www.bgrentals.com and the company will be quit of all responsibilities concerning the cleaning and the maintenance of the property during the rental period.
If you rent the property yourselves to private guests, e.g. family, friends, owner’s clients or your private visits, and would like to use our cleaning or transfer services, please check our pricelist.

2. Full rental management option:

For 30% of gross rent, the company will:
  - advertise the property on their site and other rentals sites;
  - take bookings and payments;
  - arrange the accommodation of the rental guests;
  - arrange and cover the cost for cleaning and laundry services of property once a week, when property is rented out by the company;
  - reporting for any repair works during the rental period. All costs for repairs or upgrades are covered by the owner;
  - provide general support to the guests during their stay.

Note: If you rent the property yourselves to private guests, e.g. family, friends, owner’s clients or your private visits, and would like to use our cleaning or transfer services, please check our pricelist.

The rental management service does not cover looking after your property outside the rental periods. That is why Bgrentals.com requires that the owners take out a Rental & Care Contract or Apartment Care Contract (see the options of the contract below) before accepting their property for Full Rental Management. This contract gives Bgrentals.com and the owners the confidence, that the apartment or the villa are well looked after and can meet any rental clients. At the same time, the care contract is of a big help to the owners, who do not live permanently in Bulgaria and are not able to arrange utilities payments, to check the condition of property, to arrange any technical minor repair works etc. To guarantee that your investment receives the best possible care and attention and to be assured that your home is secure and in safe hands you need more than just a neighbour "keeping an eye" on it. Only a professional company will be able to manage with the various kinds of issues that may arise. The main purpose of the Care contract is to ensure the good condition of the property, even if it is not rented out.

Apartment Care Contract:

6. Arranging payment of annual property tax
7. Annual submission of company records to accountant. This includes payment of accountant for his services in dealing with a non active company. If you are actually using your company to trade, you will be responsible for higher fees.
8. Arranging of maintenance for apartment and balcony areas.

Bgrentals.com offers free listing to privately owned properties in Bulgaria, which covers our minimum requirements and are located in areas, for which we can provide local support to our rental clients - such as Varna, Golden sands, Balchik, Albena.
Working with our company is a minimum risk for all the owners, as we do not have advert listing fees for Bgrentals.com website. The costs for any further promotions we make, are covered by us. More over, we do not charge the owners, unless there is a booking made by us or some of our partners.
At the same time we keep the right not to take your property on board, if we consider that your holiday home is not at the quality level we require or if you can not provide some of the rental services for listing type "private offer".

Bgrentals.com criteria for taking on properties:

Our experience shows that properties which book well need to meet certain criteria. We are really looking for villas and apartments/studios, which could meet the holiday renters' expectations and could offer to our clients quality accommodation:

  - Private/complex pool or are near a beach (within 30 mins walk). The pool needs to have a proper maintenance during the rental periods.
  - Trim garden
  - Fully air-conditioning preferably cold and hot air
  - Satellite / Cable TV available at least in the living room area
  - Internet access/ Wi-Fi available
  - Dark curtains or blinds
  - Minimum kitchen appliances: refrigerator, 2 hobs, extractor, oven, microwave, device for boiling water, toaster, coffee machine, dishwasher, washing machine.
  - All utensils, accordingly to property sleeps
  - House secure system
  - If the property is located in an apartment complex, following facilities needs to be available: out-door swimming pool, security guard or reception staff.

As far as Bgrentals.com does not give any guaranteed rental income or minimum season occupancy, we insist the owners to give maximum popularity and exposure of their rental properties, so that to have better chance for more bookings. In this situation, we only require from the owners to provide us with the contact details of the person, responsible for confirming availability within a very short time (max 12 hours, after receiving an availability enquiry from Bgrentals.com). We need to be in touch with the contact person (usually this is the owner), and to receive back quick replies, so that to be able to confirm availability to our potential clients within max 24 hours. In case of overbooking, the contact person/the owner is fully responsible and needs to ensure the accommodation of Bgrentals.com clients as first priority.

It has been proved that owners, who have put a bit of their private time and effords in renting out their properties have better success. There are a lot of opportunities - such as contacting travel and rental agencies, advertising in local news papers and magazins. Very efficiant and global way of promoting your private property is building and optimizing your own website.

Before listing it is required an authorised representative of Bgrentals.com to make full description and pictures of your property.
